This project sets a new benchmark for industrial construction by pairing a bold vertical manufacturing design with advanced digital tools, strong safety leadership, creative problem-solving, and sustainable solutions.

��ý Construction partnered with SUL4R-PLUS as General Contractor to bring a full-service fertilizer manufacturing facility to Marissa, Illinois, helping the company meet growing sales demand. Innovation

��ý used cutting-edge digital tools to solve complex, real-time challenges. To manage evolving equipment requirements, ��ý leveraged advanced 3D scanning and modeling technology to digitally capture existing conditions and collaborate with its mechanical partner to fabricate complex systems, including more than 20 custom chutes with varying geometries and angles, achieving millimeter-level accuracy, thus eliminating costly field modifications and keeping the project on schedule.

Safety

��ý combined site-specific planning, technology-enabled hazard discovery, and stakeholder alignment to produce measurable risk management gains. From day one, the team recognized that working within an existing structure introduced dynamic variables, including access routes and designated storm shelter locations. ��ý instituted a living planning process: As conditions changed, so did the plan. These updates were communicated in real time through weekly safety meetings that included both ��ý personnel and SUL4R-PLUS employees, ensuring the owner’s team received the same information and expectations as the construction workforce.

Equally important, ��ý’s safety culture extended beyond the jobsite. The SUL4R-PLUS management team has since adopted ��ý’s safety program, with ��ý delivering site-specific onboarding and safety orientation for SUL4R-PLUS employees beyond the contractual scope.

Sustainability

The project integrated an existing on-site solar field installed by the previous owner just a few years prior, allowing the team to avoid the environmental impacts associated with manufacturing, transporting, and installing new solar panels. The project team worked with utility providers and electrical engineers to bring the array back into service and integrate it into the client’s new electrical infrastructure. The solar array generates approximately 62–75 kW of renewable energy, thereby requiring less than 3 months to recuperate the investment of reactivating the system.

With 405 new contracts in 2024, ��ý Construction claimed the 339th spot on ENR’s list of the top 400 general contractors in the country. Categorically, 22% of ��ý’s 2024 projects were classified as General Building, followed by Manufacturing and Power respectively.

��ý Construction Selected as General Contractor of New Cahokia High School

The 180,000 SF Building Will Accommodate 1,100 Students

At a special board meeting Wednesday, ’s Board of Education selected a contractor to build the new high school, which officials hope will be complete by June 2026.

The board awarded the building contract to ��ý Construction Co., which had the lowest base bid at $81,525,000.

“I really appreciate the opportunity … to be able to propose on this project. It is a very important project for the community, and we realize that, and we realize the importance of being on time, in budget and delivering it safely as well,” Ryan Diekemper, vice president of preconstruction at ��ý, said at the board meeting. “We are very committed to that.”

The district began with eight contractors and narrowed them down to four after holding a pre-bid meeting in May.

The board approved the �� in June.

The 180,000-square-foot high school’s address will be 815 Camp Jackson Road/Illinois Route 157, directly southeast of the former Parks Air College and current Cahokia Heights Fitness & Community Center. The whole campus will sit on 48 acres the city of Cahokia Heights donated to the school district.

A groundbreaking ceremony is scheduled for October 18 at the new high school’s address.

“This will be a beacon as Cahokia Heights take the next step toward doing some quality things,” Ed Hightower said at the board meeting.

District 187 brought the veteran metro-east educator on as a project consultant and board representative for the new high school project last December. Hightower is serving in a , which is building a new elementary school.

The current Cahokia High School is about 73 years old. According to the district’s most recent safety survey in 2012, the school had about $26.47 million in health and life safety repairs between the four buildings.

Now, district officials estimate the school needs more than $30 million in repairs.

The new school is being financed with the district issued in March in addition to about $20 million in funds the district built up in its budget by supplanting some of its expenses with COVID-19 relief funds from the federal government.

District 187 didn’t have to seek voter approval in a referendum due to an exception provided by the state legislature when it passed the fiscal year 2024 budget implementation bill.

The district has been on the Illinois State Board of Education and Capital Development Board’s list of pending applications for school construction grants since fiscal year 2005, but state funding for that program dried up around that time and only specific projects addressing emergency needs have been approved in recent years.

The district also held two bond referendums for the high school in the early 2010s that failed.

��ý Completes 2nd Phase of the Gateway 85 Initiative

��ý Construction would like to congratulate for the completion of phase II of the Gateway 85 industrial park in Gastonia, NC. ��ý was selected by NorthPoint as the phase II general contractor. Phase II of the park consists of buildings 4 and 7, encompassing 55 acres and adding an additional 946,000 square feet of industrial warehouse building product to the development. Gateway 85 sits on 300-acres just east of Cox Road abutting N.C. 7 to the north and Interstate 85 to the south and will comprise 3.6 million square feet of industrial warehouse product once fully developed.

Building 4 is a 241,000-square-foot single rear load warehouse with a 36-foot clear height consisting of 22 dock doors that can be expanded to 45. Building 7 is a 705,000-square-foot cross-dock warehouse with a clear height of 40 feet and features 70 dock doors that can be expanded to 140. Preparation of the project consisted of relocating an existing road that goes through the site, associated utility infrastructure extensions to support the development and land development of the 55-acre phase II area.
