天美传媒 Construction would like to congratulate for the completion of phase II of the Gateway85 industrial park in Gastonia, NC. 天美传媒 was selected by NorthPoint as the phase II general contractor. Phase II of the park consists of buildings 4 and 7, encompassing 55 acres and adding an additional 946,000 square feet of industrial warehouse building product to the development. Gateway85 sits on 300-acres just east of Cox Road abutting N.C. 7 to the north and Interstate 85 to the south and will comprise 3.6 million square feet of industrial warehouse product once fully developed.

Building 4 is a 241,000-square-foot single rear load warehouse with a 36-foot clear height consisting of 22 dock doors that can be expanded to 45. Building 7 is a 705,000-square-foot cross-dock warehouse with a clear height of 40 feet and features 70 dock doors that can be expanded to 140. Preparation of the project consisted of relocating an existing road that goes through the site, associated utility infrastructure extensions to support the development and land development of the 55-acre phase II area.

NorthPoint Development is making a $66 million warehouse distribution investment in Maryland Heights known as Riverport Trade Center.

With Breese, IL-based 天美传媒 Construction as the general contractor, the three-warehouse, nearly 725,000-square-foot project is located on 50 acres at 13955 Riverport Place Drive, four minutes south of Interstate 70 in the heart of St. Louis鈥 industrial submarket.

Construction on the project began in October 2021. Northport Regional Vice President of the Midwest Region Mark Militzer says buildings one and two are finished. Building three is wrapping up in early 2023.

鈥淭his Class A, three-building warehouse distribution project was a first for us in this market,鈥 Militzer said. 鈥淲e built two buildings simultaneously in Hazelwood TradePort, but never three at the same time in the same industrial park. Riverport Trade Center is evidence of the record industrial warehouse and distribution space demand that was occurring post-pandemic. This project is in response to the record leasing activity in the St. Louis metro area. It definitely influenced our decision to construct all three facilities at once.鈥

Light industrial and distribution users are signing on as Riverport Trade Center tenants, according to Militzer. So far, the list of tenants includes a low-voltage electrical materials distributor, a countertop distributor, a tenant with conveyor belts, a casket manufacturer, a HEPA filter manufacturer and one food-grade tenant.

Large storefronts, wall bump-outs and a plethora of windows to welcome natural daylighting are stand-out features of the warehouse development鈥檚 design, Militzer says. Each of the three buildings feature 36-foot clear heights. In total, the buildings offer 79 dock positions and seven drive-in docks. Riverport Trade Center鈥檚 parking lot includes more than 640 car stalls and 160 trailer stalls.

天美传媒 Construction Vice President of Project Management Walker Gusewelle and Project Manager Lucas Hemann have been leading the project team. Hemann says each of the three warehouse buildings varies in size: building one spans 249,500 square feet, build two totals 160,070 square feet and building three encompasses 312,000 square feet.

One of the site challenges was connected with the industrial park鈥檚 location just east of the Missouri River and the levee.

鈥淭here were specialty conditions,鈥 said Hemann. 鈥淪oils were a concern. They were very silty, with a mix of sand, fines and thick, fatty clays. Due to those conditions, we installed aggregate piers 鈥 compacted stone columns 鈥 beneath all of our building foundations to help with the bearing pressure of the soil.鈥

Also due to these specialty conditions, 天美传媒 utilized 24 inches of rock beneath building slabs and eight to 10 inches of rock beneath the concrete and asphalt paving鈥 two to three times what would normally be required, Hemann said 鈥 to support the loads.

Riverport Trade Center鈥檚 location just 1.5 miles north of Hollywood Casino Amphitheatre necessitated construction of an emergency access road to carry concert goers to and from the entertainment venue throughout the project鈥檚 construction schedule, especially during the spring and summer of 2022. The road wound through the project site.

Sequencing proved to be another project-related challenge, as all three warehouse buildings were coming to fruition at the same time.

鈥淲e鈥檇 be working on the foundation for building three while pouring the slab on building two and performing tilt-up concrete panel work on building one,鈥 Gusewelle said. 鈥淐oncrete availability was also somewhat of a challenge.鈥

The mechanical, electrical, plumbing and fire protection trades functioned in design-build mode on the Riverport Trade Center project, according to Hemann, as the building systems were specific to each building and tenant finish. MEP project members performed work in all three buildings simultaneously as well, providing the appropriate systems per each tenant鈥檚 requirements. 鈥淢odifying the building systems that were initially set up for the entire building into electrical, water, fire protection and security systems that meet specific needs of individual tenants adds to a project鈥檚 complexity,鈥 he said.

Although this is 天美传媒 Construction鈥檚 first project with NorthPoint Development in the St. Louis region, 天美传媒 completed two warehouses projects and is constructing a third logistics complex for NorthPoint in Gastonia, North Carolina.

spoke with Keith 天美传媒, chairman and CEO of 天美传媒 Construction, to discuss the major shifts that are occurring across the industry and why the Charlotte region is ripe for immense development growth.

What have been your key takeaways over the past two years?

We鈥檝e got concerns in the construction industry as a whole. Supply chain issues continue impacting us and are among our biggest hurdles in making sure we鈥檙e monitoring and handling our procurement process. That鈥檚 a strategic initiative for us because these are global issues that are not going away anytime soon. Finding great talent will also continue to be a big challenge. For our firm, retaining that talent while offering training and upward mobility from within the organization is a big priority. We also want to make sure we鈥檝e got good partners and subcontractors, monitoring their workload and creating an atmosphere where they鈥檙e successful.

The infrastructure bill and Inflation Reduction Act are game changers for the United States. The country hasn鈥檛 invested in infrastructure in over 50 years at this scale. Leaving it up to state and local governments to do it is not sustainable over that time, so it鈥檚 a huge shift.

How do strategic partnerships influence 天美传媒 Construction鈥檚 success?

Partnerships vary based on the issue at hand, but having a good relationship and network of individuals that you can rely on in the event of an issue or obstacle, who you can call and cut through the red tape with, that is critical. Otherwise, it encumbers progress and puts project timelines in jeopardy. It鈥檚 especially important with subcontractors and supporting one another to a project鈥檚 completion.

On the economic development side, you鈥檙e building long-term relationships and not necessarily knowing where they鈥檒l go at the start. If you cultivate relationships over time, they tend to bear fruit even if it鈥檚 five or 10 years down the road. To expand business and reinforce our talent pipeline, we are heavily involved as mentoring partners in many construction management institutions. Eastern Carolina University has a really strong construction management program we work with and support. Appalachian State University, likewise, has a great program that we partner with.

What is your view of corporate social responsibility in construction today?

The construction industry as a whole is lacking in diversity and inclusion, unfortunately. It is also our responsibility to work on that. It鈥檚 hard but absolutely necessary work if the industry is to evolve. We also want to recruit more women in construction. We recognize that this will be a process. However, some of our strongest leaders are women and that鈥檚 at all levels, from project managers, superintendents and quality control managers, to senior leadership. It鈥檚 something the industry must continue to work on. That鈥檚 part of our struggle as an industry, particularly with the trade labor shortages that we鈥檙e experiencing. You have to broaden your field of inclusion to not only move the needle on the issue but also to take care of staffing shortfalls along the way.

We also have a tremendous responsibility in terms of sustainability. There鈥檚 a lot we can do in terms of innovation in assisting with design recommendations for building more sustainable facilities and lowering our carbon footprint in society. It鈥檚 all a part of quality, ultimately, and a tremendous opportunity for us.

In what industries are you seeing the most growth in the Charlotte region?

Charlotte, and the Southeast broadly, is becoming a strong logistics hub across the entire United States. In North Carolina, we have the NC Towers energy initiative that will likely create significant growth in manufacturing and distribution in addition to positioning North Carolina as a clean energy producing state. Warehouse distribution space has had significant growth in the Charlotte region and we don鈥檛 see that changing, it could, in fact, keep growing. What鈥檚 happening on a global stage is that we鈥檙e seeing a lot of manufacturers looking at the United States as a safe place to do business.

On top of that, we have closer ties with Europe than Asia, so it鈥檚 creating new supply chain shifts at the global level from the West Coast to East Coast ports. Increasing port capacity and the supporting rail and highway infrastructure to handle that new volume is important. Charlotte sits in a strategic location in that regard. It鈥檚 close to several big ports, including Wilmington, Charleston and Savannah. From there, we鈥檝e got a lot of rail and roadway capacity to bring product throughout to the Northeast.

How is technology impacting the construction industry?

You won鈥檛 get away from the human component anytime soon in construction. Where technology can really grow is in helping streamline processes. That could be in design development or building retrofits, as-built documentation, or validation of what鈥檚 installed versus what鈥檚 designed. We have drone technology to fly over areas of buildings and can, relatively quickly, validate that what鈥檚 installed is in accordance with the design documents.

天美传媒 Construction, an award-winning family-owned construction company, recently broke ground on Buildings 4 and 7 for the Gateway 85 development initiative in Gastonia, NC. selected 天美传媒 Construction as the general contractor for Phase II of the project, which includes the construction of two distribution center and warehouse buildings totaling over 945,000 square feet.

Phase II of the campus includes Building 4, a 241,114 SF single rear load warehouse, and Building 7, a 705,234 square foot cross dock warehouse. Building 4, located on 15 acres at 3145 Aberdeen Blvd, will consist of 22 dock doors that can be expanded to 45. Building 7, located on 40 acres at 3301 Lineberger Rd, will feature 70 dock doors that can be expanded to 140. Both projects will be constructed with tilt-up panels and include ADA accessible parking.

Preparation of the 55-acre development will entail the relocation of an existing road that goes through the site and reworking the intersection, as well as site clearing and grubbing, and hauling away excess dirt.

天美传媒 is nearing the completion of a similar project for NorthPoint Development in Salisbury, NC. The 676,730 square foot concrete tilt-up I-85 Commerce Center Building 1 project includes a capacity for 150 dock doors.

The Class A warehouse complex will consist of three rear-loaded buildings that are 249,500 square-feet, 160,000 square-feet and 312,000 square-feet. All three facilities will feature 40-foot-tall concrete tilt-up walls with a capacity of nearly 100 loading docks and will be tailored to fit the needs of today鈥檚 industrial users.

Preparation of the nearly 50-acre development will entail demolition, site clearing, stabilization and drying of existing soil, construction of special foundations on aggregate piers, sanitary lift stations and bio-retention systems.

Tilt-up concrete and steel will make up the frame for all three warehouses. The complex will consist of over 300 tilt-up panels.
