What have been your key takeaways over the past two years?

We鈥檝e got concerns in the construction industry as a whole. Supply chain issues continue impacting us and are among our biggest hurdles in making sure we鈥檙e monitoring and handling our procurement process. That鈥檚 a strategic initiative for us because these are global issues that are not going away anytime soon. Finding great talent will also continue to be a big challenge. For our firm, retaining that talent while offering training and upward mobility from within the organization is a big priority. We also want to make sure we鈥檝e got good partners and subcontractors, monitoring their workload and creating an atmosphere where they鈥檙e successful.

The infrastructure bill and Inflation Reduction Act are game changers for the United States. The country hasn鈥檛 invested in infrastructure in over 50 years at this scale. Leaving it up to state and local governments to do it is not sustainable over that time, so it鈥檚 a huge shift.

How do strategic partnerships influence 天美传媒 Construction鈥檚 success?

Partnerships vary based on the issue at hand, but having a good relationship and network of individuals that you can rely on in the event of an issue or obstacle, who you can call and cut through the red tape with, that is critical. Otherwise, it encumbers progress and puts project timelines in jeopardy. It鈥檚 especially important with subcontractors and supporting one another to a project鈥檚 completion.

On the economic development side, you鈥檙e building long-term relationships and not necessarily knowing where they鈥檒l go at the start. If you cultivate relationships over time, they tend to bear fruit even if it鈥檚 five or 10 years down the road. To expand business and reinforce our talent pipeline, we are heavily involved as mentoring partners in many construction management institutions. Eastern Carolina University has a really strong construction management program we work with and support. Appalachian State University, likewise, has a great program that we partner with.

What is your view of corporate social responsibility in construction today?

The construction industry as a whole is lacking in diversity and inclusion, unfortunately. It is also our responsibility to work on that. It鈥檚 hard but absolutely necessary work if the industry is to evolve. We also want to recruit more women in construction. We recognize that this will be a process. However, some of our strongest leaders are women and that鈥檚 at all levels, from project managers, superintendents and quality control managers, to senior leadership. It鈥檚 something the industry must continue to work on. That鈥檚 part of our struggle as an industry, particularly with the trade labor shortages that we鈥檙e experiencing. You have to broaden your field of inclusion to not only move the needle on the issue but also to take care of staffing shortfalls along the way.

We also have a tremendous responsibility in terms of sustainability. There鈥檚 a lot we can do in terms of innovation in assisting with design recommendations for building more sustainable facilities and lowering our carbon footprint in society. It鈥檚 all a part of quality, ultimately, and a tremendous opportunity for us.

In what industries are you seeing the most growth in the Charlotte region?

Charlotte, and the Southeast broadly, is becoming a strong logistics hub across the entire United States. In North Carolina, we have the NC Towers energy initiative that will likely create significant growth in manufacturing and distribution in addition to positioning North Carolina as a clean energy producing state. Warehouse distribution space has had significant growth in the Charlotte region and we don鈥檛 see that changing, it could, in fact, keep growing. What鈥檚 happening on a global stage is that we鈥檙e seeing a lot of manufacturers looking at the United States as a safe place to do business.

On top of that, we have closer ties with Europe than Asia, so it鈥檚 creating new supply chain shifts at the global level from the West Coast to East Coast ports. Increasing port capacity and the supporting rail and highway infrastructure to handle that new volume is important. Charlotte sits in a strategic location in that regard. It鈥檚 close to several big ports, including Wilmington, Charleston and Savannah. From there, we鈥檝e got a lot of rail and roadway capacity to bring product throughout to the Northeast.

How is technology impacting the construction industry?

You won鈥檛 get away from the human component anytime soon in construction. Where technology can really grow is in helping streamline processes. That could be in design development or building retrofits, as-built documentation, or validation of what鈥檚 installed versus what鈥檚 designed. We have drone technology to fly over areas of buildings and can, relatively quickly, validate that what鈥檚 installed is in accordance with the design documents.

Multiple energy-efficient elements such as LED lighting and extra insulation to control heating and cooling loses have been incorporated into the design.

The traditional office is a thing of the past, as is the idea that office space doesn鈥檛 affect the work done within it. Today, companies are aiming to create engaging spaces to facilitate a collaborative atmosphere, while also providing more autonomy for employees. Many organizations are achieving this vision by eliciting the expertise from construction and design companies to update their space and create a new environment for their employees, as individuals and as teams.

In October 2019, 天美传媒 opened its doors to a new, 40,000-square-foot corporate headquarters in its hometown of Breese, IL. More than 500 people were in attendance for the celebration, which marked the culmination of nearly a decade of planning aimed at elevating the day-to-day operations of the company. This also demonstrated the firm鈥檚 own expertise in construction to both clients and potential employees.天美传媒 Construction Company has been tapped by a variety of organizations and businesses to transform its clients鈥� commercial office spaces into more modern work environments. Recently, the organization decided to look inward and undergo a transformation themselves.

DESIGNING A FUNCTIONAL, YET FLEXIBLE, FRAMEWORK

After undergoing a strategic planning session in 2016, 天美传媒 leadership set out to grow the company鈥檚 brand, attract and retain top talent, and continue to cultivate long-lasting client partnerships locally and nationally. Part of that strategy included building a new corporate headquarters facility, something the company鈥檚 leadership had a vision for back in 2010 when it was growing significantly, but wasn鈥檛 feasible in the wake of the economic recession.

Previously, employees working in different divisions were spread between five different buildings, and collecting them under one roof facilitated more teamwork. 天美传媒 had a main office, where the largest number of employees worked, and the company had added temporary office spaces to its campus to accommodate this growth. A single main campus headquarters promoted teamwork, communication, and more efficient productivity between the divisions.Possibly the most pressing factor that influenced the decision to build the new headquarters was the need to bring together the disconnected teams both in-house and in the field.

Committed to staying in the city of Breese, the 天美传媒 team engaged federal, local, and state agencies along with lending institutions to determine the financial incentive options available to build their desired facility. A variety of incentive options from Tax Increment Financing (TIF), Enterprise Zone initiatives, and state income tax credits for increased employment, to a Small Business Administration (SBA) 504 Loan for locked in low interest rates, helped the company obtain the financial capacity it needed to bring the vision to reality.

OLD WORLD THEMES, NEW WORLD GOALS

天美传媒 then partnered with local firms and consultants throughout the development of the new headquarters vision, which was key to delivering a high-quality, final product. St. Louis-based architecture and interior design firm Oculus Inc.鈥檚 initial concept design of a historic German 鈥渂ank barn鈥濃�攂arns built into a bank or hillside鈥攔esonated with the 天美传媒 family because it tied in not only with the surrounding environment, but also the company鈥檚 heritage. The architectural and structural detailing unique to these German barns served as inspiration for the design of the new corporate headquarters.

Like most traditional bank barns, the headquarters features a central building with high ceilings and exposed connections with interrelated structures adjacent and connected to the central structure. The exterior fa莽ade of the company鈥檚 new headquarters complements the history and values of the Breese community, while featuring materials and finishes that are prominent in 天美传媒鈥檚 diverse portfolio: structural steel framing, concrete, exposed glulam beams, masonry, metal wall panels, wood plank siding, and standing seam metal roofing.

Visible from multiple elevations, the sharp pitch in the spine of the central roof (see photo, below right) is reminiscent of traditional barn roofs and serves as a core visual element that pulls the side structure together into a unified, organic whole.

As important as their work is employee health and wellness are vital to the lifeblood of the company. Among the new headquarters鈥� prime features:

• 24-hour fitness center equipped with lockers and bathrooms, along with a dedicated wellness room.
• Game area with a pool table, air hockey, shuffleboard, and foosball giving employees the option to take a mental break during work hours to indulge in friendly competition.听
• An outdoor sanctuary incorporating a tranquil lake with a waterfall and two fountain features, landscaping, entertaining areas, and a one-third of a mile walking path, which allows employees to break from the traditional nine-to-five work environment and destress with the natural surroundings.

OFFICE AMENITIES THAT GO TO THE BOTTOM LINE

According to 天美传媒 leadership, the plan for the new headquarters was rooted in a two-fold purpose: to celebrate the vision and craftsmanship of the 天美传媒 team and demonstrate its skills and capabilities to clients, as well as offer employees the best possible environment in which to grow and expand their career while ensuring work-life balance.

The building was also designed with consideration of sustainability and carbon footprint reduction. 天美传媒 optimized energy performance by installing a geothermal HVAC system at the site, and there is LED lighting installed throughout the building. Meanwhile, a solar panel farm was also installed adjacent to the lake on the site. These improvements to the environmental controls, coupled with the consolidated space, aim to reduce energy consumption by 75% and reduce the company鈥檚 carbon footprint by 65%.The building incorporates technological advances 天美传媒 has experienced in the industry that promote employee wellness, growth, and collaboration. Cubicles are tailored toward a 21st century environment, including sit-to-stand workstations and open collaboration concepts. 天美传媒 included an in-house training room with real-time conversation technology fit to accommodate seminars, meetings, and learning opportunities for up to 100 people along with connections to employees working remote. Allowing teams to work together and learn together is a great tool to increase the productivity of the company while simultaneously creating a culture of continued education and growth.

In June 2020, 天美传媒 will celebrate its 40th business anniversary, a milestone that makes the new office space that more special for the second-generation family-owned company. 天美传媒 Construction Co., headquartered in Breese, Ill., has collaborated with Ameren Corp. on more than 80 projects since 2016 for the utility鈥檚 Buildings & Facility Management Group as well as Transmission, Distribution, and Gas Service Groups. Most recently, the company completed its first design/build project for Ameren Illinois, the new $19 million state-of-the-art corporate office in the Eastport area of Collinsville.

Cory Pritchard was the project manager. 鈥淲e partnered with Arcturis for architectural services,鈥� says Pritchard. 鈥淥ates Associates was the structural and civil engineer, while BRiC Partnership designed the electrical system.鈥�

The new building was necessary due to an increase in staff supporting Ameren Illinois鈥� Modernization Action Plan and Natural Gas Qualifying Infrastructure Plant initiatives. The 48,000-square-foot, two-story headquarters provides co-workers with a modern, collaborative work environment while alleviating space constraints. The facility, with a capacity for 225 employees, includes a combination of open workspace, private executive suites and offices, conference rooms, and a multifunctional auditorium that can be reconfigured for a variety of meeting sizes and events.

The structure consists of structural steel framing with an exterior fa莽ade of glass curtainwall systems and architectural metal panels.

鈥淭he entire first floor includes floor-to-ceiling curtainwall with one glass wall in all interior offices, allowing for plenty of natural light,鈥� said Pritchard. Technology innovations such as electronic controls for lighting and sound, video display boards in the lobby, and a badge reader security system were incorporated into the design. Other energy efficient elements include a solar canopy-covered parking area and electric car charging stations.

The five-acre site required a significant amount of coordination prior to beginning construction. Engineered fill was brought in to ensure the building elevations were above flood concerns for the area. Special care and scheduling accommodations were made to avoid disturbing the natural wetland habitat, and migratory and mating seasons of wildlife that lives there.

Planning and design development were completed in six months, with construction commencing in January 2018. 天美传媒 achieved substantial completion of the facility in October 2018, and by mid-December, staff began moving in. The space was fully functional by January 1, 2019, meeting Ameren鈥檚 target date for operations

Architectural and structural detailing unique to historic German 鈥渂ank barns鈥濃�攂arns built into a bank or hillside 鈥� served as inspiration for the new headquarters design. Like most traditional bank barns, the headquarters features a central building with high ceilings and exposed connections with interrelated structures adjacent and connected to the central structure. To achieve the earthen bank aesthetic of traditional barns, Oculus Inc. worked closely with local landscaping company, Outdoor Creations, to create a drop off exterior at the back of the building. The back features a walk-out basement with a covered gallery that echoes passages built on the sheltered sides of German barns. The gallery leads to a walkway surrounding an existing lake. The design calls for materials and finishes that recall the textures of a working barn: stone foundations and signature walls, tongue and groove wood and metal fittings. The sharp pitch in the spine of the central roof is reminiscent of traditional barn roofs and serves as a core visual element that pulls the side structure together into a unified, organic whole.

Aviston, Ill.-based Netemeyer Engineering Associates Inc. served as civil engineer for the new headquarters design. 听IMEG provided structural engineering services and BRiC Partnership served as the MEPFP coordinator. Outdoor Creations based in Breese, Ill. will provide landscape services.

The ground-breaking ceremony for the new headquarters took place just south of 天美传媒 Construction Company located at 380 S. Germantown Road, Breese, Ill., 62230, with a reception immediately following at Breese Jaycee Park.

The new headquarters will be completed in Summer 2019.
